The North San Diego County Association of Realtors (NSDCAR) November 2012 HomeDex Report was just released and features some interesting facts on the state of Encinitas homes. Among the findings of the report on homes in Encinitas and other cities around the San Diego area was that both detached and attached homes saw a decrease in median price.
In general detached home prices in North County decreased by about 0.52% from September to October down to $477,500 from $480,000. Single-family detached homes on the other hand saw an increase of about 0.6% up from $365,000 in the month of September to $367,200 in October.
Across the country inventory on homes for sale has decreased and that was the case in North County as well as the number of listings both active and contingent decreased by 6.55%. The decreased inventory is no doubt partially due to the fact that the number of single-family detached homes increased by 9.39% over the same period. From year-to-year the number of homes sold saw an increase of almost 50%.
Throughout the nation it seems that married couples are driving the market, according to a recent survey of home buyers and sellers conducted by the National Association of Realtors. Approximately 65% of homebuyers were married couples, with 16% being single women, 9% single men, 8% unmarried couples, and 2% categorized as “other.”
It seems that the reasoning behind this is mortgage limitations, making it easier for couples with joint income to receive a home loan.
