According to the numbers released last Friday, February 7th, by the San Diego Association of Realtors, prices of San Diego County real estate in January stayed above the pricing that was posted in January 2013.
However, there have been indications of a slowdown that would continue to tiptoe into a somewhat heated market in San Diego County according to KPBS San Diego.
The median price of a single family home in January 2013 was at $390,000. The median price skyrocketed to 21.8 percent from the year over year, as last month’s median price was sold at $475,000. However the numbers were down from a month-to-month basis at 0.7 percent from December 2013.
An attached home in San Diego County was sold in January at $305,000.
The median price of an attached home, is a 1.7 percent increase than the prior month and 24.6 percent rise from January 2013 – where it sat at $245,000.
The early part of 2013, when the San Diego real estate was hot, the large monthly uptick in prices of home soles showed indications of cooling off in the fall dropping the nationwide trend according to the San Diego Association of Realtors calculations.
The numbers from the San Diego Association of Realtor’s displayed their numbers at 1,231 homes sold in January, which is 22.6 percent from the previous month’s numbers, and the year over year, it’s 21 percent lower since January 2013.
In the condominium or townhouse department in San Diego real estate, 683 sales happened last month as that was 15.6 percent lower than December 2013, but 1.5 percent over the year over year in January 2013.
According to the San Diego Association of Realtors, the county has decreased for the last three months topping out at 7,000 in October 2013, while last month’s was 5,500 listings.
