Four different factors to keep in mind when selling your home:
Curb Appeal
You want to make your home memorable to potential buyers without going overboard with renovations. Adding curb appeal will help get more people in the door when you have a showing: making sure the lawn is fresh-looking and neatly landscaped, having a fresh coat of paint where needed, and replacing the carpet are all things that will make your home more attractive.
Spice Up the Contract
Make your potential buyers feel they are getting their money’s worth by adding in options to close in a shorter period of time, transferable home warranties, or a few thousand in credit that will be applied towards closing costs.
Full-Functioning
It’s important that your home is prepared to be in move-in condition, especially if you’re trying to sell on a tight deadline. This means making sure all fixtures, doors, and appliances are in compliance with building codes and are working properly—many buyers will not be looking to buy a fixer-upper, so don’t forget the details and leave things for them to fix themselves.
Remodel Selectively
It can be tricky to figure out whether or not certain remodeling projects are worth it before selling. Your best bet is to focus on windows, siding, and kitchens, all of which tend to recoup the majority of their costs on the closing table. You’ll also benefit from considering what people may not be willing to pay extra for; having a fireplace installed in a Texas home, for example, may not be the most practical remodel and will most likely lose you money.
