What disclosure laws apply to me and what do I need to be aware of?
Lack of proper disclosure is the #1 reason why we have lawsuits, and the #1 reason why sellers should choose an experienced Realtor and reputable company to represent them in the sale of their property. In a conventional sale of a single family home, the seller typically provides the buyer with a “Section 1& 2” termite report and clearance. Other disclosures can include the Seller Property Questionnaire, Transfer Disclosure Statement, Local Area Disclosures, Zone Reports, Lead Paint if applicable, Smoke Detector, Water Heater, and Carbon Monoxide Detector Compliance forms, and others. A licensed Realtor will assist the seller with the appropriate required disclosures.
