The holidays are a hectic time of year, especially if your home is on the market. But it can also be the best time to sell. Prospective buyers get to see the home at its best, especially when it’s adorned with the warmth and joy of the season.
Just because Encinitas doesn’t look like a winter wonderland, there’s no reason that your home can’t express the spirit of the holidays.
Exterior Decoration
Curb appeal is always important when selling a home, and you want to make a great first impression. But that doesn’t mean turning your front lawn into Santa’s workshop with an elaborate display! Simple and understated is always your best bet. You don’t want to draw attention away from the house itself, but accent it with tasteful decorations. A simple string of lights and a classic pine door wreath can do wonders. Neutral seasonal decorations are also a good idea, to avoid putting off potential buyers.
Interior Decoration
Here is where your holiday decorations can truly shine. Setting the right mood with your holiday decorations can help potential buyers picture themselves celebrating the holidays here for years to come. If you opt for a Christmas tree, choose one that fits the space well without crowding the room. Ultimately, you want to avoid making the room look smaller than it is with a massive tree. If necessary, remove or rearrange furniture to open up space.
As with the outside decorations, neutral and understated decorations are best. They will convey the spirit of the holidays, while still allowing the buyer to picture themselves in the home. This means leaving the personal or homemade ornaments boxed away this year. Classic decorations include clear lights, gold and silver ball ornaments, snowflakes, or other tasteful winter decorations.
Staging the Home
Now that the décor is in place, you can focus on staging the home for buyers. If you’re able to arrange the time for buyers to view the home, consider having them come by around dusk. If you time it right, there will still be enough natural sunlight to see the home, while showing off the holiday lights you’ve arranged. If the home has a fireplace, encourage your realtor to light it.
I also recommend baking holiday cookies, to fill the home with an inviting aroma that will remind buyers of their own holiday traditions.
With these tips, you will be able to present your home as an inviting holiday haven for potential buyers.
