A significant part of the role I play as an Encinitas Realtor is making sure that homes for sale in Encinitas are marketed properly. Even with inventory low on homes for sale in Encinitas it doesn’t mean that you can slap a “For Sale” sign on your front lawn and upload a few pictures to the Internet and expect your house to sell.
One key piece of marketing a home for sale is photography; photos of your home shouldn’t be slap-dash pictures that just show a bedroom, they need to convey that this is a home that offers peace and serenity when you lay your head on the pillow at night. The quality of pictures are important across all platforms used for marketing, especially in the MLS listings.
So what are the things that you should watch for when you are taking pictures of your home? Here are a few things to avoid that may seem like common sense, but end up in a lot of MLS listings:
- Date Stamps – You would be surprised how often date stamps show up in pictures of homes for sale. A date stamp will significantly detract and distract from the picture, and is especially disconcerting when the picture informs potential buyers that it is an old photograph, time stamped with 2001 or 2002.
- People or Pets – Making sure that your picture doesn’t have a pet or family member, or you reflected in the mirror, is important. Making sure that you don’t catch the flash in reflective items is also imperative.
- Lighting – Avoid taking exteriors shots into the sun and interior shots taken at night.
