As a San Diego Realtor for over 20 years, I have learned that each real estate transaction is completely unique. Whether buying or selling in Encinitas, Carlsbad, La Jolla, or other areas in San Diego County it takes skill in negotiation to ensure that both parties get a fair balance of what they want.
While each real estate deal is different, there are a few areas that are important to focus on when negotiating.
Considering the Market
Knowing whether you are entering into a buyers market or a sellers market as a buyer or seller is crucial to proper negotiation. Timing your entry into the market when it is the most desirable is a great option if it is available to you. If you have to enter into the market as a buyer when it is a sellers market, or vice versa, find out what your bargaining chips are: Is your house in a desirable neighborhood? Can you close quickly? Do you have impeccable credit? Does your home feature amenities that others in the neighborhood do not? Knowing what will separate you and your property will help you in your transaction.
Know the Nitty Gritty Details
The transaction price isn’t the only area that you should focus on. As a buyer, there may be concessions that you are able to get out of a seller that do not lower the overall price, but still result in a discount. For example, it may be possible and necessary to have the roof repaired or rooms painted, replace appliances, or have the seller cover a portion of closing costs. As a seller you may want to be on the look out for someone who is trying to drain you with concessions. Looking out for the details is extremely helpful to the overall transaction.

Having a real estate agent in your corner is imperative to getting the best deal. While these tips and secrets can guide you, applying the knowledge gained over the course of 20 years in real estate will allow you to stand tall as a buyer or seller in negotiations.
