While it may be tempting to get your home into the right shape to sell, you do not need to update everything. It is now a seller’s market, meaning that seller’s have a little bit of wiggle room that they didn’t before. It is possible to overdo it!

Don’t Fix These Things Before You Sell Your Home
Before you go all out and hire a contractor, keep these things in mind! Here’s what you should consider before you decide to fix a few things around the house before selling it:
- Cosmetic Issues: The paint may be a bit outdated, or there could be a small chip in a cabinet. While this may have been a necessary fix a few years ago, it does not mean that it needs to be fixed now. In this market, a sage green paint color won’t make or break a sale. While you should always consult a real estate agent, it is possible to skip the cosmetic flaws and save a little bit of money on repairs!
- A Cracked Path: If your driveway or walkway are cracked, it may be tempting to fix it before you sell the house. However, depending on your area or market, it may not be necessary. Most buyers are fighting for a house, so a few cracks on your driveway are not going to sway them.
- Outdated Appliances: If you plan to leave your appliances with the home, you may be tempted to upgrade them for the new owners. However, its not necessary to upgrade them to new appliances- if they are broken or not energy efficient models, you can easily replace them with used appliances that are just a few years old. It will be cheaper and the house will look slightly updated!
